Over the last few years and following the introduction of the 1988 Housing Act which offers greater protection and possession rights to Landlords, there has been a resurgence in the lettings market.

People from all walks of life are looking to become involved in the rental market whether investors, companies, people who need to relocate for their work or homeowners who are having difficulty selling their properties. Increasingly, large numbers of people are entering into the “Buy-to-Let” sector as an opportunity for investment.

As a result, Landlords have come to expect extensive knowledge and expertise from the Agency they choose to act in their interests.

Where to Start?

Rental Appraisals

We offer a free appraisal service here at Harveys.  An experienced valuer will meet with you to assess the current market value and advise on any points they feel are relevant to the speedy letting of your property.  They will also take instruction as to the type of tenant you would prefer i.e. smokers, pets, etc.

Services we offer

We offer two types of services – “Let only” or “Fully Managed”.

The Let Only service includes:

  • Marketing your property.
  • The selection of suitable tenants.
  • Accompanied viewings.
  • The preparation of your property for occupation.
  • Detailed Inventory service if required.
  • Including “Check In”.
  • Opening utility bill/water/council tax transfers to tenants’ names.
  • Registration of deposit with the Deposit Protection Scheme.

 

The Fully Managed service provides:

  • Marketing your property.
  • The selection of suitable tenants.
  • Accompanied viewings.
  • The preparation of the property for occupation.
  • Detailed Inventory service if required.
  • Including “Check In” and Check Out”.
  • Opening utility bill/water/council tax transfers to tenants’ names.
  • Registration of deposit with the Deposit Protection Scheme.
  • Collection of Rent.
  • Repairs and general management.
  • Property inspections.

Charges

Let Only - £395

Marketing your property

We have several ways in which to actively market your property including:

  • Full colour advertising in the local press.
  • Independent website with colour photographs and search facility.
  • Full listings, including photographs, on Rightmove and Zoopla.
  • Colour photographs displayed in the window of our prominently located office.
  • Eye-catching TO-LET boards.
  • Extensive database of tenants actively seeking properties.
  • Accompanied viewings with experienced and friendly staff.

The Selection of Suitable Tenants

We take all possible steps to ensure that we have found the right tenant as this is fundamental to the renting your property.

  • Full referencing of anyone over the age of 18 years old occupying the property.
  • Confirmation of identity, Home Office Check if required.
  • Full credit check.
  • Landlord reference
  • Employer reference.

All checks are performed by an independent company that specialises in referencing of tenants.

Preparation of your property for Occupation

  • Completion of a detailed inventory (chargeable) with photographs, including meter reading.
  • Completion of Gas and Electric Safety Certificates. (Charges apply.)
  • Preparation of all legal documentation.

The “Check In”

  • Signing of legal documentation on behalf of the landlord.
  • Ensure that all tenants have signed and understood the Assured Shorthold Tenancy Agreement.
  • Collect the first month’s rent in advance.
  • Collect the deposit.
  • Release the keys.
  • Checking of Inventory in property.
  • Inform all utility companies.
  • Release the first month’s rent to the Landlord less appropriate fees.
  • Registration of the deposit with the Deposit Protection Scheme.
  • The following point only applies to Let Only service – Ensure that tenants are provided with the contact details of the Landlord.

The collection of rent

The rent payments are due every calendar month in advance, starting from the commencement of the tenancy. Payments are released to you less 8% management fees. We do encourage tenants to pay their rent by standing order.

Repairs and general management of your property

Should any problems occur during the tenancy, the tenants are advised to report the fault immediately to our office. We will then contact you to advise you of the problem. We normally use small local contractors to keep the cost down, or nominate a preferred contractor. Payment for any repairs will be recovered from the rental income. All new tenancies commence with a minimum six-month Assured Shorthold tenancy. The contract is reviewed after four months. After contacting the tenants they can opt to leave the property at the end of the contract, remain on another fixed-term, or drop onto a roll-on contract, whereby the tenant gives one months notice to vacate and the Landlord gives two.

If the tenants wish to stay, but you decline we can serve the appropriate notice to regain possession on your behalf.

Property  Inspections

Included in our management fees are property visits. These are carried out every three months, when deemed necessary by ourselves, but can also be requested by the Landlord.

Final  Inspections  (Check Outs)

Once a tenancy has come to an end an inspection is carried out to ensure that no damage has been done to the property during the term of tenancy. Meter readings are also taken. Landlords will be asked to inspect their property before refund of the tenants deposit is authorised.

Any damage to the property is rectified using the tenant’s deposit. Should any dispute arise over allocation of deposit funds Harveys will be happy to provide any paperwork to the Deposit Protection Scheme for arbitration.

Insurance

As the home buildings insurance is your responsibility it is essential that your insurance company is advised of the change in circumstance and your intention to let.

Mortgage Provider

It is essential that you contact your mortgage provider to discuss your proposals in respect of undertaking the rental of your property. It may be that they request further information from ourselves and we are more than happy to assist in the matter.

Leasehold  Properties

Written permission is required by the managing agents. It should be also noted that Landlords are responsible for the payment of the service charges.

Electrical Safety Check

It is not mandatory to have an electrical check carried out on your property; it is stipulation that you obtain an electrical check on wiring, plug, and appliances in your property.

Smoke Alarms

Under new legislation Landlords are now required to install smoke alarms on every floor of their rental property, and Carbon Monoxide alarms in rooms with solid flue fires.

EPCS

As 1st October 2008 new legislation came into effect stating that all rental properties must obtain an EPC rating before any new tenancy can commence. This does not apply to tenancy renewals. The certificate will be valid for ten years, the cost being £85 plus VAT if required.

Furnishings

If your property is unfurnished, only carpets curtains, cooker and light fittings are required. However, we recommend that you provide a fridge and at least plumbing for a washing machine as these will aid letting. We would also suggest that if you wish your tenant to maintain the garden that a lawn mower is provided for this purpose. If any soft furnishings, e.g. beds, sofas, padded seats on chairs, pillows, cushions etc are left in the property these must comply with the latest soft furnishings regulations.
